Entrance Fee: The entrance fee entitles the resident to the exclusive right to occupy the selected apartment and to use and enjoy the common areas, amenities, programs and services of the Center for Assisted Living, and personal Care, as well as Orlando Lutheran Towers on-site Skilled Nursing Center.
Traditional Entrance Fee program which provides a prorated refund during the first four years of residency with a 4% administration fee upon entry to the community and then amortizes at 2% per month over the next 48 months.
90% Refundable Entry Fee: initial 4% administration fee, then 1% per month for first 6 months. 90% refundable plan
Monthly Fee: The Monthly Service Fee for an apartment varies according to the size and style of the residence. An increased Monthly Service Fee is charged for a 2nd resident.
The Monthly Service Fee entitles the Orlando Lutheran Towers Resident to enjoy the following services, programs and amenities.
• Dining: 1 meal a day (Independent Living)
• Housekeeping: weekly housekeeping / Flat Linen Svc.
• Maintenance & Grounds Keeping
• Security: round-the-clock security
• Fire alarms / smoke alarms
• Emergency signal devices
• Daily check on residents
• Resident Services, Activities & Transportation
• Use of Amenities & Common Areas.
• On Site Health Care
• Utilities: including heating, A/C, electricity, water, sewer, trash removal, pest control, basic telephone and cable TV.

The Future Residency List is an opportunity to make a good faith deposit toward future residency in a community. A Future Residency Deposit gives the "future Resident" priority consideration upon availability of their chosen apartment. Upon apartment availability the resident is given a 3 day right of refusal on the apartment. If the apartment is declined upon the Future Resident will maintain their position on the List and be called in order with the next available apartment.
Residency Agreement:
Upon acceptance of an apartment the residents will pay their entrance fee and move into their selected apartment. Prior to occupying apartment the individual will execute a Residency Agreement. This agreement will discuss in more detail the new Residents as well as the Communities responsibilities and obligations. The Resident will also be required to complete an actual application to include financial disclosure prior to residency to assist in the evaluation of eligibility requirements needed to be met prior to moving into the community.
As a Continuing Care Retirement Community, The Orlando Lutheran Towers provides a care free lifestyle to its residents. Within our community we offer Independent Living, Assisted Living, and Skilled Nursing and a Rehabilitation Center. The Residency Agreement discusses these levels of care and how a resident can transition throughout these levels for their lifetime.
Along with the entry fee paid, the residents will also pay a continuing Monthly Maintenance fee. (See Monthly Fee)
Advance Directives are documents which permit an adult to express health care instructions in the event the person loses the ability to make their own decisions known.
The most common forms of Advance Directives are a Living Will and a Durable Power of Attorney for Health Care. The purpose of the Advance Directive is to guarantee a person’s right to make his/her own decisions regarding their health care needs. Advance Directives are not mandated. The facility can have no biases either way towards having or not having them.
A Durable Power of Attorney is a document in which a resident / residents names another person to make health care decisions for them, should they ever become incapacitated or unable to make decisions for themselves. The Durable Power of Attorney cannot be invoked unless the patient’s physician documents the patient’s incapacity.
A Durable Power of Attorney for Health Care allows the person appointed by the resident to make all decisions regarding their health care.
A Guardian is a court appointed surrogate to perform the tasks necessary to care for his / her property/person if a family member or friend cannot be found to act on the individual's behalf.
The Health Care Center (The Commons) offers a wide range of services and programs. Including but not limited to nutritional programs, social, recreational, and therapeutic activities. The Commons employs a professional nursing staff 24 hours a day. Therapy services are also available should the need arise including Physical therapy, Occupational Therapy, and Speech Therapy. We also offer supportive social workers for counseling as well as Chaplain Services.
Medicaid is the state and federal partnership that provides health coverage for selected categories of people with low incomes. In Florida, the Agency for Health Care Administration (AHCA) develops and carries out policies related to the Medicaid program.
Medicare is a federal health insurance program for people who are age 65 or older, certain younger people with disabilities, and people with End-Stage Renal Disease. The Medicare program is administered by the federal Department of Health and Human Services, Centers for Medicare and Medicaid Services
Unlike Medicaid, eligibility for Medicare is not based on the person's income or assets.

A Living Trust allows a person to create a trust and to appoint an individual as a trustee to handle all personal assets. A living trust is established with the expectations that a persons assets are invested and managed professionally with the resident’s best interest.
Living Wills are used to indicate resident’s preferences about life sustaining treatment. The living will discuss the use of life sustaining measures such as tube feeding, hydration, and respiratory assistance. It Is a way to communicate your needs should you ever been incapacitated or unable to voice those preferences.
Before a Living Will can go into effect, the patient’s physician must first document the diagnosis as terminal and a 2nd physician must concur with that diagnosis.
A Proxy is appointed in the absence of written documents that express the person’s wishes or desires.
A Surrogate Decision Maker is an individual appointed to make decisions on behalf of another person and should know the values and desires of the person represented. It is their responsibility to determine what the person would want done in that situation. They must make decisions as he or she believes the person would make them and not as the surrogate wants.
Will: Names an executor and beneficiaries in the event that the person passes away.
